For 25 years, I worked for a company that serviced owner financed real estate notes. My title was “Senior Vice President of Technology Design.” I always thought that title was a little pretentious. I threatened to get cards that read “Chief Computer Nerd,” but I never did, even though I thought the title fit me better.

When I got tired of programming, I quit that job a year ago. I figured that I had learned a lot about owner financed real estate transactions and that I should share my knowledge.

Owner financing, also known as seller financing or seller carryback, was very popular in the 1980’s and 1990’s when interest rates were high. The amount of owner financing done started dropping when interest rates went down and it became easy to get a mortgage. Sellers didn’t have to carry paper. Now that mortgage are more difficult to get, owner financing is coming back.

There are a lot of real estate brokers out there who have never had to guide clients through an owner financed transaction. I want to help those brokers add a new tool to their toolbox so that they can serve their clients better and make more money.
